What renovation can and cannot fix
Layout is negotiable. Light is not.
You can move walls, replace installations, rethink a kitchen and rebuild a bathroom. You cannot change the orientation, the floor you are on, the height of the ceilings, the street outside, or the financial health of the building.

We don't publish €/m² renovation figures. Costs in Madrid vary enormously by building, scope, specification and contractor availability, and a made-up number is worse than none.
Permissions
The community and the council both matter.
Works generally require a municipal licence or declaration, and anything touching shared elements — façades, structure, risers, common installations — also requires community approval. Protected or historic buildings carry additional restrictions on windows, façades and interior elements.
Confirm what is permitted before you buy on the assumption that you can change it.
